Lincolnshire
Living in Lincolnshire offers numerous benefits. Lincolnshire boasts beautiful rural landscapes, with rolling hills, expansive farmlands and picturesque villages, ideal for nature lovers and outdoor enthusiasts.
The county is rich in history, home to Lincoln Cathedral, Lincoln Castle, and several other historic buildings and sites that offer a glimpse into England's past. Stamford boasts one of the countries finest Georgian Market Towns, voted one of the best places to live and with neighbouring Grantham offering direct fast links by rail to London.
Compared to many other parts of the UK, Lincolnshire offers affordable housing, making it an attractive option for both first-time buyers and those looking to relocate. The region offers a slower pace of life, which many find appealing, with low crime rates and strong sense of community, these factors contribute to a high quality of life. With a good selection of schools including top Grammar Schools and educational institutions, including the University of Lincoln, known for its research and strong academic programs.
The county has a charming coastline, it’s beaches are known for their natural, uncommercialized landscapes with wide stretches of golden sand and gentle dunes and often serve as important habitats for wildlife particularly birds and seals.
While Lincolnshire is predominantly rural, it has good transport links, including rail and road connections to major cities like London, making it easy to travel for work or leisure. While traditionally agricultural, the county has a growing economy with opportunities in various sectors such as tourism, manufacturing, and renewable energy.
I am fortunate to have been brought up in Lincolnshire near the Wolds where I am currently living. My early working years were spent in London working in Estate Agency. I moved back to Lincolnshire over 30 years ago and since then my husband and I have built up a residential and commercial property business together, as well as finding our dream family home.
My Servcies
As soon as I have your brief with your requirements and budget I will source and preview potential properties through various contacts.
I can advise and help to put an offer forward and will negotiate the best possible price and the best possible terms.
I will guide you through the process, keeping you well informed and will remain by your side until the keys are in your hand.
Working independently I only represent you as my client and never act for a seller or landlord. I work with a limited client base and never take on two clients with a similar brief, therefore avoiding a clash of interest.
My Fees
I ask for an initial retainer fee to begin my search of £900 (including VAT). This will be deduced from the final invoice for the successful search.
For a Purchase, the fee is calculated at the higher of £7,500 or 1.5% of the purchase price (including VAT), less the initial retainer fee. This is payable on exchange of contracts.
For a Rental, the fee is calculated at the higher of £7,500 or 12% of the annual rental (including VAT), less the initial initial retainer fee. This is payable on the first day of the tenancy.
